120 Residential Building Permits

There were 649 new listings in April which was a 19.3% increase compared with last years 544 new listings. Median home price increased by 12.9% over April last year. The six month rolling average increased 12% over the same six months last year. The number of days on market increased to 80 days for the month of April compared to 69 days last year. With 338 sales per month, closed sales dropped by -2.3% compared with the same six month period, last year. 120 residential building permits were pulled in April.

19.5% Increase of New Listings

In March there were 619 new listings in Washington County which was a 19.5% increase compared with last years 518 new listings. Median home price increased by 1.7% over March last year. The six month rolling average increased 15% over the same six months last year. The number of days on market dropped to 67 days for the month of March compared to 79 days last year. With 327 sales per month, closed sales increased by 2% compared with the same six month period, last year. 103 residential building permits were pulled in March.

Number of Days on Market Drop
In February there were 710 new listings in Washington County which was a 21.8% increase compared with last years 583 new listings. Median home price increased by 25% over February last year. The six month rolling average increased 19% over the same six months last year. The number of days on market dropped to 78 days for the month of February compared to 92 days last year.

115 Residential Building Permits Pulled
In January there were 763 new listings in Washington County which was a 23.3% increase compared with last years 619 new listings. Median home price increased by 11.4% over January last year. The six month rolling average increased 19% over the same six months last year.

2013 Year End Residential Market Report Released

We recently released our year end market report covering real estate activity in the St. George and surrounding communities. Median home prices are up 12% year over year, with the average up 7.8%. 2013 was a good year for the real estate market with 2014 looking to provide good opportunities for buyers with good interest rates, and for sellers better prices.

Average Home Price Increased by 14.8%

In October there were 620 new listings in Washington County which was a 59% increase compared with last years 390 new listings. Median home prices increased by 28.8% compared with October of 2012. The average home price increased by 14.8% over the same period. The number of days on market fell to 58 days for the month of October. Closed sales increased by 1.8% with a total of 290 closed sales in Washington County for the month of October. There were 148 residential building permits were pulled in October.

St. George, Utah Home Listings Still on the Rise...
In September there were 573 new home listings in Washington County which was a 57.9% increase compared with last years 363 home listings. The median home prices increased by 16.6% compared with September of 2012. The average price of a home increased by 15.8% over the same period. Number of days on market fell to 61 days for the month of September. Closed sales increased by 35.9% with a total of 264 closed home sales in Washington County for the month of September. Lastly, there were 127 residential building permits were pulled in September.

29.1% Year Over Year Closed Home Sales Increase in St. George Area
The number of new listings in August increased for Washington County, Utah by 60% compared with August of last year. Median home prices in Washington County increased 26.1% compared with August of 2012. Average home prices increased 13.6%. The number of days on market dropped with an average of 72 days for the month of August. Closed sales increased by 29.1% with a total of 390 closed sales in Washington County for the month of August. There were 175 new residential building permits in August bringing the year-to-date total to 1,159.

543 New Listings in July for Washington County
In July there were 543 new listings in Washington County which was a 60.2% increase compared with last years 339 new listings. Median home prices increased by 23.5% compared with July of 2012. The average home price increased by 27.3% over the same period. The number of days on market rose with an average of 83 days for the month of July. Closed sales increased by 20.4% with a total of 348 closed sales in Washington County, Utah for the month of July. There were 175 residential building permits were pulled in July.

Washington County Home inventory down nearly 10% compared with last June
Washington County Real Estate prices are still on the move most noticeably in the greater St. George area, with the median up 23.7 % since last June and the average price up 11.5%.  Interest rates have increased over the last couple of months, but are now holding steady.  The number of listings are down significantly from last year, meaning there are not as many homes to choose from.  Single Family Home Building permits are still on the rise with a 2013 year to date total of 814.

Greater St. George, Utah Listings and Building Permits Still on the Move
In April there were 544 new listings in Washington County which was a 48.6% increase compared with last years 366 new listings. Median home prices increased by 14.6% compared with April of 2012. The average home price increased by 10.6% over the same period. The number of days on market continues to drop. In April the average days on market were 69 days. Closed sales increased by 23.1% with a total of 346 closed sales in Washington County for the month of April. 163 residential building permits were pulled in April.

Median Home Prices are Up Compared with March of Last Year
March 2013 - Compared with March 2012, median home prices increased by 17.1%. Average home prices in Washington County increased by 14.2% over the same period. The number of closed sales increased by 103 units in March compared with February 2013. Inventory of homes for sale decreased by 49 units from 1,755 in February to 1,706 in March. There were 518 new listings compared with 583 in February. There were 125 new residential building permits in March bringing the year-to-date total to 320.
